One of the easiest things to do when you find that perfect home, is to become emotionally attached and understandably anxious. Purchasing a home brings along with it a big financial obligation. It is wise not to underestimate the value of having a thorough home inspection conducted on the property you are choosing to call home. By having an inspection performed, you will be given the entire story on the home. The inspector will inform you of the true condition of the house, so that you are able to make an educated and intelligent decision on whether or not to purchase the home. This will also allow your Buyer's Agent to head to the negotiating table in an attempt to contract the best deal for you. Depending on the types of items uncovered during the inspection, your agent can advise you on whether or not you should request that the seller repair or simply compensate you at closing. There is an art to negotiating through real estate transactions, and this is where it pays to have an experienced Buyer's Agent.

In addition, most often times your Buyer's Agent will have the names of a few home inspectors in your local area whom he/she trusts and whose work has been proven to be thorough and full-scale. Speak with your agent prior to scheduling your home inspection, so he/she can offer some suggestions.
